The 10 steps LEADING to Algae, Moss and Lichen growth. Steps to take, to save your roof!

When looking up at their roof, some Homeowners may ask:What are those stains?“Just what is that black streaking and discolorations making my roof look so unsightly and unappealing?”

Or, maybe you, as a residential or commercial property owner, have asked yourself the following questions when you back out of your garage and leave each morning , possibly glancing and looking up from time to time and noticing your dirty, stained roof on the way to work wondering: “Why is this happening to my roof? or "I think I should clean those stains off my roof, but how?"

Maybe you also think, "I wonder, too, if the stuff up there is just looking ugly, or, is it doing any real damage to my roof?”

The answer is yes on both accounts …First, the black streaks on your roof aren’t just an eyesore, they are supplying the organic material that for Lichen and moss to root into your shingles. Once this food source is present, moss and lichen will soon start to grow and multiply.

Below, I have outlined the process and stages of roof deterioration, what to look for and also what may already be ALREADY happening up on your roof.It is so unfortunate that many yet to be Roof Clean USA customers are unaware of just how Algae, Lichen, Moss, Mold, Mildew and atmospheric contaminants on their roof is being hidden by the gradual initial algae discoloration.

Unfortunately, on advanced or severe cases of algae and moss and lichen infestation there will be granule loss on the shingles from the massive amount of mature Gloeocapsa Magma root system now deeply embedded in them.

No homeowner should ever let their roof get to these advanced stages of roof infestation and untreated, unmaintained roof plant growth.The process of roof debris accumulation is a gradual one but a damaging one, nonetheless.

1. First, the roofing shingle manufacturer placed crushed limestone in the shingles used a filler, binder to the fiberglass and asphalt shingle matting which made the modern shingle, a natural snack food "pit stop" for the blue -green cyanobacteria GLOEOCAPSA MAGMA algae.

2. Then, Two, the algae was allowed by the homeowner to start growing and then remain on the roof until it was in "full bloom" and covering most of the Northern facing, roofs exposed areas, then later, as the roof continued not to be maintained and properly cleaned, the algae continued its growth as their was never any treatment or biocide or fungicide agent applied (ever) to stop its rapid growth, and soon it covered the entire roof surface.

3. Once the bed was made, i.e. the algae had propagated, sheathed itself by developing its dark colored husk and turning black to protect itself from the sun's rays, it continued to grow and grow, until it built a thick bed of algae, holding in the accumulation of the overnight moisture, roof condensation and dew, which allowed the next phase to occur.

4. This next phase is when their is all the right ingredients for additional growth of OTHER organisms BESIDES the GM algae, such as , LICHEN, MOSS, etc.

5. Once the bed has been made by the HOMEOWNER, neglecting to safely use non pressure roof cleaning methods, like the methods and teaching, here on the ARCA and RCIA, the algae was given all the opportunity it needed to "INVITE" additional "roof dwelling friends" to the party up on the homeowners rooftop.

6. This final stage is when the most damage can occur, when the algae has a thick bedding made and moisture is allowed to soak up into this algae bedding like a sponge, holding many other nutrients that occur by the gradual decomposition of the combination of the dying, re-propagating and shedding of the protective outside layers of the GM algae or husks, in combination with the crushed limestone roof shingle filler "combined" so that the roof now has all the ingredients to grow this moss and lichen.

7. This moss and lichen and algae are like any other plant. They have a root system. Once the roots are firmly planted and embedded in a homeowner’s roof, the roots actually suck or pull nutrients out of the shingle, AND, the roots also tug and pull on the roof shingle GRANULES, thereby dislodging and removing them from the shingle.

8. Granule loss exposes the shingle roof to the repeated day in and day out of the SUN'S brutal and harsh ray's and without the important Ultraviolet Protection, that the granules are designed to provide, the essential oils in the roofing shingle are leeched out of the shingle, causing the shingle to prematurely dry out and become brittle and soon curl and break.

9. Once the roofing shingle has all of these elements occurring, the damage is now partially irreversible and eventually the roof will leak if not replaced, from this massive microscopic attack on the roof at this advanced stage of lack of roof maintenance. Fortunately homeowners can do something proactive about this in the early stages of this problem and the results will be maximized roof life and that is depended upon how seriously each property owner takes this growing algae infestation so as to keep all we hold dear and important to us, safe, dry and free from water damage and harm.

10. Luckily, much of this can be avoided by proper, regular annual roof maintenance. Simply put, if annually, a homeowner can be very influential if they will just do his /her part to extend and maximize their roofs longevity by contracting with a ARCA or RCIA certified roof cleaner and getting a simply, low cost treatment applied to provide a barrier to block the algae, etc. from getting a foothold on your roof surface, their roofs life can be substantially increased and they may also save themselves thousands in expensive tear-off and re-roofing.

In closing, every homeowner should annually get their roof checked for the presence of roof algae, moss, lichen and mold. If any of these are present, the roof should be scheduled for a non pressure roof cleaning by a ARCA or RCIA Certified Roof Cleaning Professional Contractor.

Then, once the offending algae, lichen or moss growth is controlled, the homeowner should get set up for annual anti- algae roof treatments to keep their roof looking and performing its very best.

Looking after the roof of our house is the first and possibly most important step to caring for the long-term life of any house. The most important reason for regular roof maintenance is to protect the owner's investment. Because if roofs left unchecked then the cracks in roofs can lead to damage in the roof and throughout the building, with the most serious and costly scenario being a total replacement of the roof and ceiling.

A properly executed maintenance program will add years to the life of the roof by detecting minor problems before they become major, as well as providing better protection for, and avoiding interruption of, the internal functions of the building. A roof is exposed to all manner of chemical and physical stress. The long term effects of these forces are called "Normal Aging". In reality, small isolated problems caused through abuse, stress concentration, inadequate ventilation, error, or other factors result in a shortened lifespan of the roofing system. Minor roof maintenance work is a task which:

? can be completed in a matter of minutes, not hours;
? is infrequent;
? only needs one or two people;
? does not involve difficult work (eg heavy or awkward loads); and
? only involves a small area.

Small problems or defects, if not detected and repaired, inevitably become major problems affecting the performance of the whole roof system. Roofs represent approximately 5 to 7% of capital building costs - but roofs cover 100% of the building and its contents.

So what gives when the roof—the spine—is leaking? And when it rains, can this faulty "backbone" still be considered a reliable shield of the home’s "vital organs"?
Roof leaks are obviously a big problem in any house but knowing the correlation between melting snow and roof leaks can help you to prevent one of the major problems that many houses face. When snow melts and runs down the roof it often refreezes as it reaches the edge of the roof and the gutter. You’ve probably stood back in awe looking at these ice dams that form, but these can cause havoc with the integrity of your roof. However, they are relatively easy to prevent and doing so will undoubtedly save you money and heartache in the future.
High winds can cause leakage around flashings and valleys. Few roofs are designed for such acts of nature. You should also be wary of solar panels, air conditioners and antenna tie-down bolts. Bolts through roofs are bad news! Chimney shrouds/hoods can also be a source of leakage.
Unfortunately, poor construction is becoming more of a problem. Leaks on seven-year-old shake and tile roofs can originate during construction but not become a problem until the roof gets older and looser. As a roof ages, water can go places it could never reach before.
Making sure that a leaking roof is prevented or fixed should be a top priority for all contractors and homeowners. A leaking roof can evolve into a disaster which can quickly ruin your home if not handled properly, so you must take every step to combat or prevent the problem. Gardner-Gibson offers roof coating and repair products that can effectively protect almost any type of roof under any circumstance.
Roof leaks can arise not only in old houses, but also in new ones. Very often leaks appear in those areas where roof materials and roofing products connect to walls or some other parts of building that are not part of the roof. Metal flashings can prevent this problem. Different metal flashings are available on the market today. They are made from copper, tin, galvanized steel, lead, rubber and aluminium.
Do's and Don'ts of Roof Maintenance

Do's:
? Be aware that wise maintenance will prolong the life of any roof — even the best of them.
? Perform inspections at least twice a year, preferably at the end of winter and right after summer, when roofs have passed through the periods of severest stress.
? Conduct additional inspections immediately after unusual occurrences such as extremely heavy rains, high winds, hail, nearby fires, explosions, etc.
? Check the building exterior for settlement or movement. Cracks in the wall are a warning of possible cracks in the roofing and flashing. Are overhangs, cornices, facias and edging in good condition? Are gutters and downspouts satisfactory? Breaks in roof edge elements can cause leaks and also let wind get under the roofing membrane and cause blow-offs. Damaged or clogged gutters, roof drains, and downspouts can cause water back up on the roof.
? Be certain that equipment servicemen going on the roof are warned against penetrating or dropping tools on the roof. They should be accompanied by your trained maintenance man to ensure no damage to the roof assembly occurs.
? Assure that your roof is kept clean and free from debris.
? Recognize that exposure of roof felts (bare spots) on a gravel surfaced roof can lead to quick deterioration. This requires immediate attention by qualified personnel.
? Be advised that flashings, gum pans, gravel stops and all other roof penetrations are the source of most leaks. Pay extreme and careful attention to these items.

Don'ts:
? Allow unqualified personnel to maintain your roofs.
? Allow traffic on your roof unless accompanied by your informed maintenance man.
? Allow equipment servicemen to penetrate your roof without being certain that qualified personnel flash the penetrations.

There are a variety of materials for roof coatings that you can choose from if you have faced roof leaks problem; here are just a few examples of the different types of materials that are available to you; elastomeric coatings; epdm, liquid roof, liquid rubber, liquid epdm etc. primers, caulks, seam products.

I have received a LOT of calls in the past few weeks asking for help on hints and ideas on how Roof Clean USA sets up tanks and manifolds for chemical delivery systems on open flatbeds, enclosed trailers, and vans used for roof cleaning.

Many of our methods our PROPRIETARY to US and if we GAVE away all of our Trade Secrets then everyone would have would we have worked hard to gain the knowledge to obtain through countless hours of testing and trial and error.

I am sure you understand we cannot always GIVE up our knowledge on assembly and techniques on EVERYTHING?

Sorry for playing close to the vest on some things we do?

I am sure you would not give everything you know away FOR FREE either?

However, I do know some of you are struggling with assembly and concepts so I have decided to make some of Roof Clean USA tm equipment building knowledge public to better help the roof cleaning community.

You can then safely install fittings without them falling out or coming loose at the

WORST possible times :(

Pic # 6 & 7- When welding PVC with the proper GLUE it is IMPORTANT to sand the inside and outside edges of the PVC tubes and fittings to gain a rough surface for the PRIMER and the GLUE to form a PROPER seal. Note: MAke sure when cutting the PVC pipe that you cut exact 90 "NINETY" degree cuts. This ENSURES proper SEATING of fitting and pipe and ENSURES a positive weld or SEAL.

What you should know about cleaning your roof.

DON'T REPLACE IT..CLEAN IT!!

Your house is most likely your biggest investment and your roof is one of the most expensive parts of your house. It is extremely important to have the utmost in confidence in your decision before hiring a qualified roof cleaning contractor.

Pressure washing is never recommended because it will remove a large amount of the ceramic coated granules from your shingles, which will void the warranty. Even low pressure will cause granule loss and shorten the life of your shingles. If you have ever cleaned out the inside of your gutters you will notice granules in them just from the rain taking them off. Think what any additional pressure would do to your roof. For instance, you see someone cleaning a roof with pressure and it appears they have done a good job just because the streaks and discoloration are gone, but guess what? So is a large amount of the protective ceramic coated granules which insure your shingle's warranty. Nobody wants to replace a prematurely failed roof due to an incompetent roof cleaning contractor, and you shouldn't have to.

Always use a 'chemical only' cleaning process for your roof. Roof cleaning is a completely different trade from pressure washing requiring different pumps, plumbing, hoses, nozzles, valves, chemicals, caution, knowledge, experience, skill, and insurance. Roof Cleaning has been performed for a number of years due to an ever increasing need to keep the roofs of homes with algae and mildew, mold and fungus, clear and removed of the debris buildup, MAINLY brought onto the roof surface by wind, bird droppings, squirrels,etc.
